Average Sales Price Increases
The averages sales price for a home in Stanford Ranch, Rocklin climbed in May over April by a little more than 2.25%. County wide, however, the average sales price dipped further past previous lows to $295,000.
The average home that sold in April and May was:
4 bedroom, 2.71 baths, 2175 square feet, sold and closed in 84 days.
The home in Stanford Ranch right now is selling at 100.23% of asking price.
The 95765 zip code of Rocklin has increased in average sales price as well while the county dips below previous lows. I believe we’ll be seeing values jump around for awhile and what the prevailing trend, increasing, decreasing or staying flat, will remain to be seen.

Average Sales Price Increases In April
The average sales price in the South Whitney to Pacific Street in Rocklin increased in value from $148267 in March to $172250 in April.
5 homes sold in the area in March and April.
The average home sold in the area in April was 3 bedrooms, 2.25 baths, 1309 square feet and sold in 56 days.
56 days on market for any area of the region right now is very short days on market.
Although I’m seeing a trend toward higher average sales prices in the Rocklin and Roseville area, it’s a little too early to get excited.
Officially, our area is in a “double dip” meaning that prices have dipped down below the previous lows of 2008 and 2009.

Clover Valley, Rocklin, Home Sales Report
Two Homes Sold In April
Clover Valley is one of the nicest addresses in Rocklin. Just love the feel of the Valley.
Deer, ducks and a little creek that runs right through the center of the valley. Very nice.
Homes here run from custom built to more production like homes.
In April and March, only two homes sold in the Clover Valley area. The homes and their characteristics are in the table below. The average time on the market for both homes was 65 days.
